Moving to Santa Cruz County

What it actually costs, how the commute works, where the schools are strong, and which areas fit which buyers.

Santa Cruz County rewards people who want the coast, the redwoods, and a walkable, outdoor life, and who can carry a high cost of living. It is a harder fit for buyers who need a short daily commute to Silicon Valley, a large new house, or a low budget. This guide covers the parts that decide whether the move works: money, the drive, schools, weather, and where to look.

What it costs to live here

Santa Cruz County is one of the more expensive places to live in the country. Common cost-of-living indexes put it around 40 percent above the national average, and most of that gap is housing. The county median list price sat near $1.5 million for single-family homes in spring 2026.

At that level, buying at the median usually calls for household income in the $350,000 to $450,000 range, or a larger down payment that brings the loan down. That is the honest math. The way most buyers make it work is by widening the search, adjusting the property type, or choosing one of the lower-cost areas below.

The commute to Silicon Valley

Most people who work over the hill commute on Highway 17. Plan on about 35 to 60 minutes to San Jose, depending on the hour and the weather. Scotts Valley sits at the start of the “hill,” so it tends to have the shortest drive. The coast and the San Lorenzo Valley add time; Aptos adds a lot more time, because you have to deal with the substantial traffic on Highway 1.

Highway 17 is a real factor, not a footnote. Rain, curves, people in a hurry, people not in a hurry, and frequent accidents can push the drive well past an hour. If you will commute, drive it at your actual start time before you buy, in both directions, so the number is real for you, rather than hopeful.

Schools

Families tend to focus on Scotts Valley, Soquel, and Aptos for schools. Districts and boundaries do not line up neatly with town names, and a single street can change the school assignment. Check the exact address before you fall for a house.

For the detail, the Santa Cruz County school district guide walks through the districts by area and how to confirm a boundary.

Weather and daily life

The climate is mild all year. Summer mornings near the coast are cool and often foggy, then clear by midday. Inland areas like Soquel, Scotts Valley, and the San Lorenzo Valley get more sun and warmer afternoons. Winters are wet but rarely cold. If fog matters to you, spend a summer morning on the Westside and another in Soquel and feel the difference.

Day to day, the county runs on the beach, the redwoods, and agriculture. There are four cities: Scotts Valley, Santa Cruz, Capitola, and Watsonville. The rest of the county, and most of it, is unincorporated. It stays outdoor-first and car-dependent outside the walkable cores of Santa Cruz city and Capitola.

Rent first, or buy?

If you do not yet know which neighborhood fits your commute, schools, and daily routine, renting for a season is a sound way to learn the micro-markets before you commit. Santa Cruz is a set of small, different markets, and a few blocks change the experience.

If you already know the area and your financing is ready, buying avoids a second move in a tight rental market. The right answer depends on how well you know the county and how settled your plans are.

Frequently Asked Questions

Is Santa Cruz a good place to live?

Santa Cruz suits people who value the coast, the redwoods, walkable neighborhoods, and a slower pace, and who can absorb a high cost of living. It is harder for buyers who need a short daily commute to Silicon Valley, a large new home, or a low housing budget.

How much do you need to earn to buy a home in Santa Cruz County?

With the county median list price near $1.5 million in 2026, buying at the median typically calls for household income in the $350,000 to $450,000 range, or a large down payment that lowers the loan. Less expensive pockets in Watsonville, Ben Lomond, and Boulder Creek widen the options.

How long is the commute from Santa Cruz to Silicon Valley?

Highway 17 to San Jose runs about 35 to 60 minutes depending on the hour and the weather. Scotts Valley shortens it. Storms, curves, other drivers, and frequent accidents on Highway 17 can stretch it well past an hour, so test the drive at your real commute time before you buy.

Which Santa Cruz County areas are best for families?

Scotts Valley, Soquel, and Aptos are popular with families for their schools and quieter streets. San Lorenzo Valley towns like Felton and Ben Lomond offer more space for less money in exchange for a longer drive and fire-zone considerations.

What is the weather like in Santa Cruz?

Mild all year, with cool, often foggy summer mornings near the coast that burn off by midday. Inland areas like Soquel, Scotts Valley, and the San Lorenzo Valley see more sun and warmer afternoons. Winters are wet but rarely cold.

Should I rent first or buy when moving to Santa Cruz?

If you do not yet know which neighborhood fits your commute, schools, and daily life, renting for a season is a reasonable way to learn the micro-markets before committing. If you know the area and your finances are ready, buying avoids two moves in a tight rental market.
