My mother was an architect. My father was a Realtor. I grew up looking at houses, studying land, and listening to deals get worked through.

I’ve known Santa Cruz County since 1978 and worked with buyers and sellers since 1991. My job is to help you understand the property, the paperwork, the risks, and the money before you make a move.

Look Past the Photos

I look past the photos. Drainage, roads, trees, roof life, insurance, permits, and disclosures can change the deal.

Keep the Deal Together

I stay close to the lender, inspectors, title team, other agent, deadlines, and details. That is where deals stay together.

A house is usually a major asset. I keep equity, cash flow, repairs, loan terms, and resale in the conversation.

Santa Cruz County is not one market. A good decision depends on the block, the slope, the commute, the insurance, and the paperwork.

Site and Structure

Roof age, drainage, trees, slope, access, permits, septic, sewer, and the repair items that can change the deal.

Street, Schools, and Area

School boundaries, Highway 1 and Highway 17 routes, beach access, sun exposure, rental patterns, and resale demand.

Money and Risk

Offer terms, appraisal risk, insurance, taxes, repairs, timing, and how the move fits the rest of your financial picture.
