A starting reference for Felton, Ben Lomond, Brookdale, Boulder Creek, Zayante, and nearby mountain roads. In the San Lorenzo Valley, utilities are often part of the property review.
Water
San Lorenzo Valley Water District serves many properties in the valley. Some homes use private wells or smaller water systems. Confirm water source, billing, capacity, and any known service issues by parcel.
Power and gas
PG&E provides electric and gas service where available. Propane is common on some mountain properties. Tree exposure, outage history, and backup power are worth reviewing early.
Waste and recycling
GreenWaste handles garbage, recycling, and organics service for unincorporated Santa Cruz County. Pickup can be affected by road access, weather, and difficult driveways.
Fire district
Fire service varies by community. Buyers should confirm the district, insurance availability, defensible-space requirements, access, and evacuation routes before going into contract.
Schools
San Lorenzo Valley Unified School District serves much of the valley. School assignment should still be checked by exact address.
Cable and internet providers
Internet is highly address-specific in the valley. Xfinity, AT&T, Cruzio, fixed wireless, and satellite options may all come up depending on location. Verify speed at the exact property.
Septic and wells
Many SLV properties require extra review around septic, wells, drainage, retaining walls, trees, propane, and road access. These are not side issues. They affect value, lending, insurance, and maintenance.
