What the numbers mean
Santa Cruz Median List Price Rises to $1,479,000. Inventory Falls to 428
The Santa Cruz County median list price is $1,479,000, up $24,500 from last week. It had held near $1,450,000 for seven weeks. Per square foot the county reads $730, down $7, so the higher median reflects which homes are listed, not a rise in value per foot.
Active single-family supply is 428 homes, 12 fewer than last week. It is still 24 above the 404 count on September 14. Buyers have a wide pool to compare. Sellers who list now compete with more homes than in early September.
Market Action Index Holds at 37
Santa Cruz County reads 37 on the Market Action Index for a fifth week. Altos counts anything above 30 as a seller’s market and anything below 30 as a buyer’s market. At 37 the county still favors sellers.
The index compares how fast homes go under contract against how many are for sale. Last month the reading was also 37, and spring peaked near 38. Inventory fell this week and the index did not move. A rise toward 40 would show demand gaining. Monterey County reads 39 and Santa Clara County reads 49.
Median Days on Market Holds at 63
Median days on market for active Santa Cruz County listings is 63, the same as last week. The figure covers homes now for sale, not homes that closed. It shows how long the current pool has waited.
Well-priced homes in wanted locations still go pending faster than that. Listings that started high and never adjusted pull the median up. Price cuts now cover 46% of listings, up from 43%. A home with no offer after thirty days needs a new price.
